How the market figures on Siti24 are produced, and how to read them.

What the numbers are

City-level figures — average prices, rents, rental yield, ROI and price per square meter — are AI-modeled estimates. They are generated by a language model from broad market knowledge, not collected from individual transaction records or live listings. They are intended for comparison across cities under one consistent method, not as valuations of any specific property.

Why a ranking, not a valuation

Because every city is modeled the same way, the relative picture — which markets rank higher on yield or lower on price per square meter — is more reliable than any single absolute number. We lead with rankings and comparisons for this reason. Treat an individual figure as an indicative estimate, not a precise measurement.

Definitions

Each metric is defined in plain language in our investment glossary — gross rental yield, net ROI, cap rate, price per square meter, appreciation and payback period.

Limitations

  • Estimates can be wrong, out of date, or miss local conditions.
  • They exclude taxes, transaction costs and financing unless stated.
